Not everyone can afford an 'A' grade office tower or floor but it's still important that smaller tenants have access to green offices. Developers have faced major hurdles to obtain consents from various agencies and obtaining committed tenants. Our pioneering study for the St James Ethics Centre looked at a case study in Double Bay, Sydney and produced a road map for developers and tenants:

Existing Office Buildings Project

The Existing Buildings Project is a landmark collaboration between TEC & the commercial property sector aimed at combating climate change by improving investment grade office buildings. Central to the Existing Buildings Project are the sector leading commitments made by GPT Group, Macquarie Office Trust, Australian Prime Property Fund, the Local Government Superannuation Scheme, Becton Property Group and Brookfield Multiplex to make significant cuts in greenhouse gas emissions by 2012. Together these commitments relate to over 10% of Australia's investment grade office buildings. If all office building owners matched these sector leading commitments it would be the emissions equivalent of permanently retiring Australia's heavy trucking fleet.
In 2009 the Program received the Green Globe Climate Change Leadership Award.
